"In a gold rush, sell shovels."
Ten years ago, "the cloud" meant Amazon, Microsoft, and Google renting out ordinary servers. The AI surge changed that.
Training and running models take thousands of GPUs, liquid cooling, and enormous amounts of power, and the giants just couldn't build it fast enough.
That gap created the neocloud, which are companies that exist only to rent AI computing power.
Most of them started out mining crypto. CoreWeave ($CRWV) began in 2017 as Atlantic Crypto, mining Ethereum on NVIDIA cards, and switched to renting those GPUs out after the 2018 crypto crash. IREN ($IREN), TeraWulf ($WULF), and Hut 8 ($HUT) were Bitcoin miners whose real asset turned out to be cheap, grid-connected power. Nebius ($NBIS) was spun out of Yandex's international business after Yandex sold its Russian operations in 2024.

The demand is real. NVIDIA's data center revenue hit $193.7B last fiscal year, about 13x what it was when ChatGPT launched. Big Tech is spending $803B–$828B on capex in 2026, and Alphabet and Amazon have both said 2027 will be higher.

Here's the twist. Microsoft just lowered its 2026 capex outlook to about $170B, citing delays in third-party data-center capacity. To translate, that means the bottleneck is no longer customers or chips. It's how fast neoclouds can pour concrete and plug into the grid.

The Major Players
$CRWV — The Heavyweight. Q2 revenue was $2.58B, the backlog stands at $104.2B, and another $25B+ was signed in early Q3. The 2026 guide is $12.4B–$13.2B.
Short-term: volatile into earnings (scheduled Nov 16).
Long-term: the scale leader, but the most debt-heavy name in the group.
$NBIS — The Clean Balance Sheet. Q2 revenue was $582M. NVIDIA owns ~8.3%. Meta signed for up to $27B and Microsoft for $17.4B.
Short-term: reports Nov 11 against a 2026 guide of $3.0B–$3.4B.
Long-term: the strongest risk/reward if it hits its $7B–$9B ARR target.
$IREN — The Power Play. FY26 revenue was $707M. It holds a $9.7B Microsoft deal, a $3.4B NVIDIA deal, and $4B in contracted ARR for 2026 capacity.
Short-term: reports today (Nov 5) after the close, with short interest near 24%.
Long-term: about 5GW of secured power is a real moat, but it has to deliver on schedule.
$WULF — The Landlord. Leasing now makes up 71% of revenue, anchored by a $19B, 20-year Anthropic lease and Google-backstopped Fluidstack deals.
Short-term: the Q2 net loss of $940M was mostly non-cash warrant charges.
Long-term: the steadiest model in the group, since it collects rent instead of reselling GPUs.
Also on the radar is $HUT ($26.6B contracted), plus $APLD and $CIFR.
On the supplier and customer side, watch $NVDA, $MSFT, $META and $GOOGL.

Building data centers is extremely expensive, and most of it is paid for with borrowed money. In mid-October, Gartner warned that most neoclouds won't survive on their own.
On Oct. 25, Elon Musk said "not many" of the 200+ players will make it, and Reuters reported neocloud bonds hitting record lows.
Backlog doesn't pay interest. Revenue does.

How to Play It
Separate landlords from renters. Lease models ($WULF, $HUT) carry long, investment-grade contracts. GPU-rental models ($CRWV, $NBIS, $IREN) grow faster but carry more risk on chip prices and loans.
Trade the catalysts, not the hype. IREN reports Nov 5, NBIS Nov 11, and CRWV Nov 16. Earnings in this group can move stocks double digits overnight, so defined-risk spreads beat naked calls.
Own the shovels. $NVDA sells to every neocloud, no matter which ones survive.
Size small. A double-digit percentage move in a single week is routine for this group. Build positions slowly.
The demand story holds up. What's still unproven is whether these companies can fund and finish their buildouts. The ones that deliver on schedule are likely to come out of this shakeout as the industry's next landlords.
